What we collect, why, and what we never do with it.

• This site is static. The pages you are reading are files. There is no borrower database behind them and no account to create here.
• No advertising trackers. Royal Mortgage does not load third-party advertising or analytics scripts on this site. Every font, script, style and image is served from this domain.
• The contact form does not transmit. It composes a message and hands it to your own email app. Nothing is sent from this page on its own.
• The service worker stores pages on your device so the site works offline. That cache lives in your browser and is yours to clear at any time.
• The gold bubble sends nothing. In this version of the site, a question typed into the bubble stays in your browser. The bubble points you to royalai.app, where ROVER, the Royal Ai mortgage guide, answers questions under its own terms. If that ever changes, this page will say so first.
• Standard web server logs record requests, as every web server does. They are used to keep the site running and secure.

• What you type in the bubble is not transmitted from this website. The bubble answers by pointing you to royalai.app, or to a licensed loan officer at (844) 769-2564.
• If you continue at royalai.app, that site’s own privacy terms apply to what you type there.
• Please do not type a Social Security number, an account number or a full date of birth into it. The assistant does not need any of that to explain how a mortgage works, and the document side of a real file has a proper, secured place of its own.
• The assistant does not approve, deny, price or commit anything. A licensed underwriter reviews and signs every decision.

• Where the application lives. Apply opens the mortgage application system Royal Mortgage takes applications in. It is a different address than this website, with its own security and its own terms. This website does not receive your application and does not see what you type into it.
• What is collected: identifying information, income, employment, assets, debts, property details, and your authorization to obtain a credit report. This is what a mortgage application requires.
• Why: to determine what you qualify for, and to underwrite, close and fund the loan.
• Who sees it: Royal Mortgage staff working your file, the lenders and investors involved in your loan, and the service providers a closing requires: title, appraisal, insurance, settlement.
• Where it lives: in the lending systems of record, encrypted in transit and at rest, with access controlled per person and per file.
• What it is not: it is not training data for a general-purpose model, and it is not a product.

• From you — on applications and other forms, over the phone, in person and online: for example your name, address, phone number, Social Security number, income, assets and credit history.
• From your transactions with us or with others — for example payment history, balances and account activity.
• From consumer reporting agencies — for example your credit report and credit score.
• From employers and others who verify what you have told us — for example employment, income and deposits.

Royal Mortgage does not sell, rent or share your personal or financial information with third-party lenders, affiliates or marketing partners for their own marketing or promotional purposes. It is shared only as needed to provide the services you asked for, to process your mortgage application, to comply with law and regulation, or with service providers acting on our behalf. Everyone at Royal Mortgage is held to our confidentiality and data protection policies.

• When you opt in to receive text messages from Royal Mortgage, we collect your mobile phone number and your consent to messaging. It is used only to send the messages you asked for.
• No mobile information will be shared with third parties or affiliates for marketing or promotional purposes.
• All of the categories on this page exclude text messaging originator opt-in data and consent; this information will not be shared with any third parties.
• Reply STOP to any message to opt out, or HELP for help. The full SMS terms are on the Legal page.

• Stop hearing from us. Reply to any email from us, or write to bryan@royalmtg.com, and we will stop.
• Ask what we hold. Write to the same address and we will tell you.
• Correct something. If a detail on your file is wrong, tell us and we will fix it.
• Clear this site from your device. Clearing your browser’s site data for royalmtg.com removes the offline cache and the bubble’s identifier.
• The Royal Ai app is separate. The Royal Ai app has its own account and its own privacy terms, presented when you create that account.
